Florida’s 20 Best Cities for Short-Term Rental Investors

Thinking about diving into Florida’s short-term rental market? It just could be a financially wise choice.

But you need to pick wisely; there are plenty of areas in the Sunshine State that offer subpar opportunities for investors.

Airbnb investment property company Rabbu ran a study to determine the best cities in Florida for short-term rentals.

Methodology

Rabbu examined all Florida Airbnb listings in December 2024 that met a series of set criteria. The criteria involved:

  • Average Rating: 4.8 stars and above
  • Guest Review Count: Minimum of 10
  • Average Daily Rate: $1 (minimum) to $2,000 (maximum)
  • Occupancy Rate: 1% (minimum) to 99% (maximum)
  • Property Size: 1 to 10 bedrooms
  • Property Type: Entire homes

The result was a data set of 44,918 “realistic” Airbnbs across Florida. From there, they removed any markets that didn’t have at least 75 Airbnb listings in any given city.

That gave Rabbu a group of 94 cities to base their study on.

After determining the gross yield of every Airbnb property, the results were ready. These were the findings, starting with the cities with the highest gross yield.

1. Fort Walton Beach, Florida

  • Average Gross Yield: 14.5%
  • Average Property Value: $510,242 (as of November 2024)
  • Average Annual Revenue: $73,794 (past 12 months)
  • Average Occupancy Rate: 43% (past 12 months)
  • Qualifying Airbnbs: 427 (as of December 2024)
  • Year-Over-Year Growth in Airbnbs: 101%

2. Deerfield Beach, Florida

  • Average Gross Yield: 13.5%
  • Average Property Value: $502,092 (as of November 2024)
  • Average Annual Revenue: $67,736 (past 12 months)
  • Average Occupancy Rate: 44% (past 12 months)
  • Qualifying Airbnbs: 207 (as of December 2024)
  • Year-Over-Year Growth in Airbnbs: 69%

3. Davenport, Florida

  • Average Gross Yield: 12.9%
  • Average Property Value: $457,307 (as of November 2024)
